Will you create a single property website for my property? Will it be syndicated? Will this site include a video of the property? Will the video be on Youtube? How about some other video sharing sites?

How often can you post to Craig’s and Kijiji? What other ad sites do you use to drive visitor traffic? Are Facebook Marketplace ad impressions available for the property? How will they be targeted?

· Do you have any landing pages by topic that capture prospect interest?

Will you post my property to your blog and update your readership with OPEN HOUSE dates and events?

Will you create a QR code for the property? Will it automatically show the website and inside pictures and invite them to take a look at my listing?

· Can I help edit the MLS description you write for the property after we execute a listing agreement? Will you provide a Copy of your Marketing Plan?

If you are not performing as promised Can I get rid you?

Where are the sales happening in Toronto?

Total new home sales are comprised of 161,999 High Rise sales – orange dots including apartment, loft, and stacked townhouse product types; and 266,955 Low Rise sales – green dots including detached, semi-detached, link, and row townhouse product types.

The following video illustrates the monthly sales at every High Rise and Low Rise site over the last 129 months. The bigger the dot, the more monthly sales.




David Pylyp It's Interesting to see the month sales numbers reflected and mapped monthly to show ]how the 905 ring of sales and the transportation corridors compare with the 416 inner city and the down town core near the Toronto Waterfront.

Especially telling is the Humber Bay Shore condo strip ( Lake Shore at Park Lawn to now Windermere) vs the Leslie 401 Bayview growth that has seemingly exploded.

DAVID: RE YOUR WEBSITE AND MLS ACCESS. I'M NOT SURE WHAT ROCK YOU'VE BEEN LIVING UNDER BUT MLS ACCESS TO ALL LISTINGS INCLUDING DETAILED INFO ON PROPERTIES THROUGHOUT CANADA HAS BEEN AVAILABLE TO THE PUBIC FOR SOME TIME NOW.

So... The end is nigh. The flood gates of Internet information are open and there will be no need for anyone. You can be your own plumber, your own dentist, your own seamstress, your own tailor. There are books and sites for everything.

Knowledge is a dangerous curse. Just because we know "IT" we assume that everyone else does also. Hence the phrase common sense.

But searching any address today, on the internet will deliver the previous photo stream of pictures that reference this property. You know, the pictures they took with the garbage cans out front, Ted will deliver the local scenes, and Google earth will provide the 3D perspective and additional pictures. You will also find every private for sale vendor that ever "tried" to sell the house, prior to selecting a Realtor and their pictures online. FSBO sites exchange photo's and listing to cross populate their sites and embellish their success. MLS.ca serves the membership and provides an advertising feature / service to its (Realtor) members.

When you are listing a property, I am requested to collect photo ID, as you are making a financial transaction and in compliance with FINTRAC and PIPEDA we collect and record these details. Given that the average property is $350 to $400 thousand, that seems prudent.

Now, you are at work, you have a chance to surf for a few minutes you are looking at neighbourhoods, schools, amenities, the community itself, sports associations for the kids, neighbourhood watch information for crime stats and safety. The internet will provide all these details for you in a Google search. All of it. The results most times will be; the most recent, sometimes the oldest, occasionally a blatant lie or advertorial or just general propoganda that someone has posted.

The MLS system is much the same way. For the most part listings are accurate but sometime deals that have fallen through, or sold conditionally stay for years, cluttering the information stream with what is vital and timely information. You as the Seller, (Vendor) of the home have the choice of complete control to decide about internet denial, no posting online at all, the restriction of your address or a complete and full posting.

What do I have? I have the Key. I have the experience translator module that you lack. I have looked at these houses while they were for sale and when they sold. I have the sold information and the days on market that reflect those values. You and I, together will examine what has recently sold (IE the last 90 days not in the last 4 years) so that you have the comfort to go forward with confidence that you are making a sound financial decision. Your bank will verify your conclusions in their appraisal; Your Lawyer will check and enforce the details of your real estate contract. You home inspector will help you understand future maintenance issues and concerns. We are all here to answer your questions.

When you call a plumber, you hired a tradesman who has the tools and experience to solve your situation. By making observations about your circumstance and predicament, [he] can recommend an instant and painless solution. You always have the option of Buying a Book online, installing a How to Program and Trying yourself, Buying the correct tools and knowing how to use them. My tool box is available to you at anytime. I have a financial services background and 22 years or residential resale experience.

Many real estate agents in Toronto are running mashup's of the MLS.ca site integrated with Google Mapping. Great application, But, they are permitted only to advertise those brokers that permit or share data, display those listings that are released to MLS.ca and those may be sold or sold conditionally. It you want a true Market Tracker, You need to sign up here. On a daily basis I see claims about the newest best, most recent, instant riches programs. You too? I am confidant as the internet grows there will be a continuing and dramatic increase in the number of interpreters and translators needed for real estate information in Toronto.

What rock have I been hiding under? Sorry, I was reading pages on the internet. I will be here when you want sold data or factual explanations of a real estate transaction in the GTA Toronto.

The Biggest Problem? No one does their homework [incomplete reading assignments] then they are shocked at Phantom Mortgage Costs; Development Fees and Building Managements selection of the initial Board of Directors and the most exciting Adherence to the Rules and Regulations.

FMTA Board Responds to Toronto Star Article

Two weeks ago, the FMTA board responded to an article in the Toronto Star where a landlord-group labelled pro-tenant measures related to the HST "unfair."

Re: Landlords call Province's HST Measures Unfair

Landlords are playing a shell game with the facts to justify cutting back their maintenance costs and neglecting the needs of tenants in Toronto and across the Province.

Landlords are exaggerating the projected impact of the HST. Operating costs for a rental building in Toronto are less than 50% of rent charged as per the Ministry of Housing and Municipal Affairs and thousands of rent increase applications. The biggest cost is Municipal taxes and that is not subject to the HST. Other significant costs are management and staff salaries also not subject to HST. Items purchased are subject to HST, but in reality, they are already subject to both Provincial and Federal Sales tax - so there is no real change there.

The only serious impact of the HST is on the cost of heat and hydro. It's important that the Province not include the HST on these essential home costs. Approximately 20-25% of Toronto's tenants will start incurring this cost on July 1 of this year. What the Government is doing will prevent landlords from taking an extra increase in 2011 based on the HST, and then benefiting from a higher guideline in 2012 partly based on HST inflation.

What landlords are conveniently not saying is that the 2010 guideline (2.1%) is about triple the rate of inflation. Property tax for multi-residential buildings will go up less than 1% in 2010 in Toronto. In fact, over 128,000 rental units have recently experienced a drop in taxes of more than 2.5%. A further study of guideline increases over the last 25 years will show that the guideline has almost always met or exceeded the rate of inflation. And how about just a few years ago where tens of thousands of tenants were given extra permanent rent increases for a temporary spike in gas costs.

Short memories can be useful for landlords, but not looking at the whole picture is misleading.

David Pylyp With respect I would like to add this further comment.

You are absolutely right! The Largest Landlord in the City of Toronto Is the City of Toronto! You are absolutely correct about the numbers related to costs to heat and hydro are being increased relative to actual costs and subject to inflation.

What you have neglected to include is the opportunity cost of a landlord to invest their money into a condominium unit(s) or a small landlord style multiplex where their property taxes are Market Value Assessment based. While the rents are controlled by market, interior trim and what a willing tenant will pay, the Landlord must decide if the return on their investment is worth the challenges faced by renting in todays business climate. If there is no profit why bother investing?

Would they be better off with the money in the bank, term deposit, GIC, invest in Gold, Mutual Funds, as when compared to restrictions, numerous limitations and decisions made by the Landlord Tenant Tribunal. The LTT still provides free legal advice to Tenants.

I recommend that my Landlord's Video or digital picture a property prior to a new occupant, provide a new set of keys, request that third party Tenant insurance be placed on the property with a loss endorsement to the Landlord and Condominium Corporation. This package of photo's video's rules and regulation plus keys and cards for building access are then provided to the tenant with their copy of the lease.

Helping Landlords Make Good Decisions

I am often asked what recommendations I have when selecting a tenant for a condominium rental in west Toronto. There has been such demand for rental property lately and there does seem to be an ever growing stream of Condominiums for rent in Toronto.

You must without fail; have the tenant complete a credit application and you or I, verify that they indeed do have the employment specified, call their previous landlord (not where they are now!) for a reference, do a credit bureau seeking credit information.

In the absence of a formal lease agreement the Offer to Lease that I provide can be sufficient. I would urge you do include a copy of the Condominium Board Rules and Regulations.



Peter Mearns from Bolton Lock and Security recommends that the locks and keys be re-pinned for the security and peace of mind of both the new tenants and the landlord. This eliminates any confusion about who might have extra keys. The condo management office will require a copy of the new keys for emergency access reasons. Please check with the management office if the MASTER keys can be copied by a locksmith. Peter can be reached at 416 819 5625. This additional effort is a small and modest investment in peace of mind.

In addition to the keys; I always try to take digital still pictures of the interior condition of the property, bathroom and kitchen counters, hallway and bedroom flooring conditions. While the property will obviously have someone living inside, the condo apartment will be subjected to normal wear and tear, damage from a prospective tenant is now easier to prove as they signed and acknowledged receipt of the pictures prior to moving in.

If you have a clear plan and follow good landlord rules, YOUR TENANTS ARE YOUR CUSTOMER, treat them with respect and dignity, they may stay for years until you need to find another tenant.
